Watermills a superb collection of three ancient (18th C) stone buildings - an idyllic spot for water lovers, near Lalinde, Dordogne 24. In fascinating area with many medieval bastide market towns (Lalinde, Beaumont, Monpazier) and within easy reach of Bergerac, Issigeac, Ste Alvre, 20 mins Bergerac airport, 100 mins Bordeaux airport 2 mins to a village with restaurants/ bar/ pharmacy/ general store Millhouse 1 (approx 280m x 3 levels) At ground level there is a garage /workshop (approx 48m) under the terrace Under the main building is a vast cellar/workshop area (approx 280m)- including the original old mill area with one millstone and the paper paste tanks, plus storage etc First floor level - steps lead up by the side of the garage to the covered terrace from which an entrance door leads to a lobby which gives access to 2 appartments (Appartment 1 = approx 70m on two levels - 2 bedrooms, one shower WC, Apartment 2 = approx 56m on two levels - 1 bedroom and 1 shower WC) A little further along the building the original stone steps lead up to the entrance to the main house which is arranged as a single storey home (approx 190m - 4 bedrooms and 2 bathrooms and 2 WC's - plus large beamed salon dining area with fireplace, and fitted kitchen) These three dwellings are all lettable, having modern facilities ie good bathrooms and WC's and fitted kitchens, and simple decor) On the top floor (reached by the original steep enclosed staircase from the house lobby area) there is the original paper drying area (approx 200m) The thick stone walls have 8 large 'window spaces' (unglazed but with original large wooden shutters) - the original corded drying racks, with the hooks in the wall, the stools and benches for the personnel to use to reach the highest cords are still in situ - an amazing historical relic of the days when this area was famous for its hand-made paper (there is still one such Mill in the area which produces high quality paper for artwork etc) Attached to the back of Millhouse 1 at the western end is: Ex Machinery Workshop (approx 84m)now used as a garage and storage An area of garden separates the two Millhouses and through this runs the mill stream which arrives under Millhouse one runs beside the Machinery building (with some of the original workings still in situ) and then runs under Millhouse 2 to eventually rejoin the river via the second area of garden behind this second building (please apply for water flow calculations) Millhouse 2 At ground floor level on the western end of the building up and over doors lead to the large unconverted Garage/Workshop area (approx 66m) with concrete floor and beams and 4 openings so this could be converted to further accommodation if required, or used for studio/gallery etc A doorway in the new interior partition wall at the end of the garage leads through to the main Millhouse 2 accommodation (on two floors approx 180m - with 3 bedrooms and 2 bathrooms and 2 WC's and a superb large L shaped Lounge Dining Room with insert woodburner fire, new fitted kitchen, one bathroom WC and one shower room and separate entrances on the north and south facing facades.
